The Inspired Homes Design & Build Process (7 Steps)
Discovery & Site Visit
We start with how the house is today and what you want to change. We review:
- Your wishlist and must-haves
- Current layout challenges
- Budget range and priorities
- Practical constraints on-site
Feasibility & Design Direction
We translate your goals into design direction (layout, concept, functionality). At this stage, we confirm:
- What’s feasible for your project scope
- Key design decisions needed before drawings progress
- Dependencies that may affect timeline (e.g., approvals)
Concept Design + Visuals
You review the concept so you can make informed decisions before committing to full development. We refine your:
- Layout plan and space planning
- Design intent (style, materials direction, key features)
Quotation & Project Plan
Once design intent is confirmed, we prepare a quotation and schedule outline that covers:
- Labour and materials by scope category
- What is included vs excluded
- Milestones that support clearer progress tracking
- Estimated timeline based on your agreed scope
Tip: We explain cost drivers (what changes price most) so you can adjust priorities with confidence.
Approvals / Permits Guidance
Depending on the scope of the project, residential projects may require submissions to relevant authorities/utilities. We handle coordination and keep you updated on:
- What needs to be submitted
- What documents are required
- What could affect the start date
Construction & Site Management
During build, we manage coordination so the project stays on:
- Schedule (milestone tracking)
- Quality (site supervision and workmanship checks)
- Communication (progress updates and decision checkpoints)
Completion, Handover & Aftercare
We complete final works, do handover walkthroughs, and support your move-in transition with:
- Final punch list / defects handling (per our warranty/aftercare terms)
- Handover documents (as applicable)
- Guidance on maintenance and care for key finishes/materials
What We Deliver at Each Stage (So You Always Know What’s Next)

Budget Transparency: How Landed Home Design & Build Pricing Works
Design & build quotations vary because scope varies. To help you compare fairly, we structure pricing around:
Demolition & preparation
Structure / major works
Electrical & plumbing works
Finishes
Built-ins & carpentry
External works
Permits / coordination items
We’ll always explain
01
What drives cost the most in your scope
02
Trade-offs if you need to adjust priorities
03
What to expect for timeline impact
Do you handle both design and build?
Yes—Inspired Homes coordinates the design & build journey so you’re not managing multiple parties.
What’s the difference between renovation and reconstruction/A&A?
It depends on the scope of renovations. A&A works in Singapore is defined as an addition and alteration of less than 50% of the original GFA and the house is not completely torn down. Reconstruction involves the complete tear down of the original house.
How long does a design & build project take?
Timelines depend on your scope, approvals, and decision-making speed. After scope confirmation, we provide a clearer milestone timeline. The typical timeline for an A&A is 10 months compared to 12-15 months for a Reconstruction excluding the approval process.
How do you manage approvals/permits?
Where required, we coordinate submissions and keep you informed on what’s needed to progress.
Can I start with a budget range and refine later?
Yes. We align priorities early and refine the scope as design direction becomes clearer—so decisions are informed, not guessed.
What should I prepare before your site visit?
Your wishlist, inspiration references, rough budget range, and any known constraints (e.g., site access, current issues).
How does the quotation handle inclusions/exclusions?
We list labour/material categories by scope and clarify what’s included vs excluded openly to reduce surprises. We do not hide hidden costs.
Do you provide aftercare or warranty support after handover?
We provide a 1 year warranty on products and workmanship after handover and will remain contactable and willing to listen and answer any queries you have even years later.
Can you recommend design changes if my budget is tight?
Yes. We help you understand what affects cost most and propose options that keep the project moving without compromising critical quality.
Where do you work in Singapore (areas)?
We serve all areas in Singapore.
